Application and Leasing
We suggest that you visit the “Floor Plans” page and browse our available homes to select the right fit. From there, you can either click on the floor plan that best fits your needs, then click the “Lease Now” button, or go to the “Apply Now” option in the menu and create a free account using your email address.
Please have the following ready: a valid government-issued photo ID, proof of income, and (if you have a pet) a photo of your pet along with their current vaccination records.
Applicants must show a monthly gross income of at least 2 times the monthly rent.
Standard lease terms are 12 months.
For the comfort of all residents at Enclave Vista Ridge, subleasing is not permitted.
Yes, renters' insurance is required for all residents. This helps support a secure and well-protected community.

Move-In and Move-Out Support
Yes, to help secure your new home at Enclave Vista Ridge, a few fees apply:
Application fee: $35 per applicant
Security deposit: $1,000 with approved credit; an additional $1,000 may be required with conditional credit
Holding fee: $250
Admin fee: $250
We don't currently offer move-in assistance services, but our team is happy to answer any questions to help make your move as smooth as possible.
Yes. Some decorating is welcome, but more permanent modifications may require prior approval from the management team. Please contact the leasing office before making any significant changes to your unit.
Our early termination policy is clearly outlined in your lease agreement. Please contact the leasing office for details specific to your situation.
A minimum of 60 days' written notice is required before your move-out date.
Just provide the required 60-day written notice and return your unit in the same condition as when you moved in(normal wear and tear accepted). Our team will schedule a final inspection to complete the process.
Security deposit refunds are typically processed within 30–60 days of your move-out date, in accordance with Colorado state law.
Fees and Payments
The security deposit is $1,000 and is due at move-in. An additional $1,000 may be required for applicants with conditional credit.
No, utilities are not included and are the resident's responsibility. This gives you more control over your usage.
For your convenience, residents may use any internet service provider of their choice.
Rent can be paid through the resident portal using a credit/debit card or a bank account (ACH). Cashier's checks are also accepted.
Yes, a $93 HOA fee is included in your total monthly charges.
Parking
Yes, parking is available on-site at no additional charge.
There are no specific restrictions on overnight guests. Please refer to your lease agreement for full details of the guest policy.
EV charging stations are not currently available on-site.
Our maintenance team aims to respond to all requests within 24–72 hours.

Pets
Yes, we welcome pets at Enclave Vista Ridge! However, the specific number of pets allowed per apartment can vary. For the most accurate information on the maximum number of pets allowed in an apartment, we recommend contacting our leasing team directly.
Yes. There is a one-time, refundable pet fee of $300 per pet, plus a monthly pet rent of $35 per pet.
There is no weight limit. However, exotic animals are not permitted, and the following breeds are prohibited (full blood or mixed at any percentage): Pit Bulls (Bull Terriers or American Staffordshire Terriers), Rottweilers, German Shepherds, Doberman Pinschers, Chow Chows, Akitas, and Huskies. Exceptions apply for ESA or Service Animals of any breed.
We have a dedicated dog park, a courtyard, and a community garden. There’s plenty of space for your pets to roam and play.
Amenities and Facilities
Enclave Vista Ridge residents enjoy a full range of amenities, including a fitness center, clubhouse, playground, tennis court, basketball court, volleyball court, outdoor grill area, community garden, courtyard, and dog park.
There are no shared laundry facilities, but every apartment at Enclave Vista Ridge includes an in-home washer and dryer, making laundry day more convenient.
Dedicated bike storage is not currently available on the property.
Yes, all units are equipped for high-speed internet. Residents may choose their preferred provider.
At this moment, we do not have an on-site package delivery system. Packages will be delivered to your door.
We offer a variety of 1-, 2-, and 3-bedroom floor plans, designed to fit every lifestyle. View all floor plans and availability to find the perfect space for you.
You can take a virtual tour on our website. However, we encourage you to schedule an in-person tour to experience the community firsthand.
Furnished apartments are not available at this time.
Community and Lifestyle
We don't have a formal events calendar at this time, but we encourage residents to connect through community spaces, like the grill area and dog park.
There are no designated community-wide quiet hours; however, we ask all residents to be considerate of their neighbors at all times.

Enclave Vista Ridge is served by the St. Vrain Valley School District. Nearby schools include Black Rock Elementary, Erie Middle School, and Erie High School. There are also nearby childcare centers, preschool programs, and private school options such as Vista Ridge Academy.
Our community is located at 2802 Ridge View Circle, Erie, CO 80516, ideally positioned between Denver and Boulder, with quick access to I-25, Highway 7, and Highway 52. Most residents commute by car, but nearby park-and-ride facilities and RTD bus routes offer connections to downtown Denver and Boulder.
The Colorado National Golf Club is an important point of interest for our residents who enjoy outdoor activities, and the World of Wonder Children's Museum is a 7-minute drive away. The lifestyle here emphasizes active, upscale suburban relaxation, with golf-course views, professional landscaping, and a vibrant community feel.
Enclave Vista Ridge is a smoke-free community. Smoking is not permitted in or around the property.
